If you are not CEO of the company - you're just a poor player on the market You can expect the dividends if it's the right kind of the paper, however, to get a capital gain, you have to sell at the right time and cut off the dividends.I'll take rental in B or C class any day over a stock or bond or whatever is on the paper - tushiery wealth :)If I know the market well, I'll take even D class - that's where you get 40-50% ROI.

I am not a big player in this market but I listen to big players especially on their podcasts and take the advice they give I did just buy two houses from sellers that called my office wanting to list.

I've am both an active and passive player in REI to satisfy both spectrums for myself so you may want to look at a two pronged strategy and not put all your eggs into one basket, especially if you are a newbie to owning apartments.
