We are able to save quite a large sum every month with our jobs, my photography, and I was also "flipping cars" earlier on. 

Find a full-service broker who eats the cost of expert photography (we're out there!)

Try and get specifics re photography, open houses etc.

I'd suggest getting a little curb appeal going, some better photography, and a little staging.
