I was told that in NY you need to have a lawyer close (not just a title company) so you may as well have them do the contract for you. it will generally be a kind of package deal, talk to a few lawyers and see how much they want.

Since you will have to pay out of pocket, and if you have the skill set, you may as well make the repairs yourself as soon as you can after the settlement.

That is the trouble with postcards so if you are going to skimp on the materials for the letters you may as well do the postcards...both will yield a VERY low response rate regardless of the copy.

I am an insurance professional and besides having universal life for both me and my wife, I am putting a policy in place on my 2 yr old daughter and not because im thinking morbid or questioning her mortality, but becuase the cost of insurance for a yound person is next to nothing and by puting in 50-100 bucks a month into her policy creates a monster cash account when she is 30. it just makes sense because almost everyone will needs life insurance at one time in their life so you may as well put it in place and take advantage of the tax benefits that a life insurance policy as well as its cash value affords you.

DEFAULT: If Buyer fails to comply with this contract, Buyer will be in default, and Seller may, as Seller’s sole remedy, terminate this contract and receive the earnest money as liquidated damages, thereby releasing both parties from this contract.That's part of the standard TREC (Texas) contract here; your state may be different, so always check with your attorney.

If you are only agreeing to pay the agent one commission (B-C side), the agent may as well list it as a traditional short sale and hire a negotiator to process the deal if they don’t want the hassle of negotiating it themselves.
