I suspect in most mortgages the Borrower entering into this type of agreement without the written consent of the prior lender would be a default.What debt coverage ratio do you think would be fair considering the risk? 

They determine this based on a % of Fair Market Rent (FMR).

This metric became popular post GFC, when properties with a 1% rent to value ratio were fairly easy to find.  

Finding a new and reliable handyman or team can be done fairly quickly.

One small tip: keep your communication channels clear and open with your property manager.

I think that is a fair price and that will help me with my breathing room and hopefully help pay off my place faster, or at least so I can reach 20% equity so I can stop paying $110 a month in PMI haha.I'm obviously going to be checking credit score, making sure tenant has a stable income, no criminal background, etc.

Even if they did, the side with evidence tends to win.Your deductions seem reasonable and you are clearly trying to be fair.

Be responsive, communicative, deliver on what you say you are going to deliver (e.g. photos are true representation of your properties, amenities reflect what you actually have).
