Insurance companies who assess risk don't care about who is the bad apple, the owner or the pit bull, only what are the odds of a dog bite doing serious damage leading to a large claim? 

And expect Apple with their east coast headquarters to scoot right in and gobble up one of the other sites in the DC area that lost out.

Saves a few bucks for aesthetic damage, I have bought 2 fridges that way, put a magnet over the slight damage and no one notices.

However i am in the business so its not really apples to apples to compare to most of the investors who are working a job and investing on the side..

Im sure there are bad apples, but if you screen properly it can be easier on you long term.The hud inspectors are only checking to see if items are to code. 

If there’s a non rehabbed property that is otherwise apples for apples that sold for $93k and yours is fully rehabbed I would certainly be expecting an appraisal above that.

I few “bad apples” have infected the basket and when I see a blanket judgment on a whole group I care deeply about, I must share my thoughts.I used to help investors flip multi-million-dollar homes in Marin County California, one of the most affluent pack of zip codes in the country.
