The owner of each property (you, LLC, trust, IRA, ect.) would have to execute a management contract with the Master LLC, so the Master LLC could legally act on behalf of the property owner(s). 

He decided to “walk away” from his investment and executed a deed in lieu of foreclosure.  

Everything can be done remotely, its a matter of if youhave your process in place, and how you execute it. 

I do not have the capital at the moment to invest into any type of real estate but i am starting a new job in August and want to develop a plan, therefore i can jump in and execute when I have the available capital.

The left hand doesn't know what the right hand is doing and the execution seems poorly planned and communicated.

I would think trying to get the lender to execute one would be exhaustive

In my experience, I hear of a lot of folks talking about this, but rare to see it actually be executed.
