And regardless of the route/structure you take there is substantial risk for the seller that you won't pay and their credit will suffer.

There's nothing wrong with being a new agent, the problem is that most new agents (or even agents in general) treat this industry more like a hobby or a side hustle than a profession, and that is why our reputation as a whole suffers. 

If the occupant is a tenant under a written lease or oral rental agreement, the landlord must give a tenant who defaults or holds over beyond the end of the rental term or renewal period at least three (3) days' written notice to vacate the premises before the landlord files an eviction, unless the parties have contracted for a shorter or longer notice period in a written lease or agreement.A landlord who files an eviction on grounds that the tenant is holding over beyond the end of the rental term or renewal period must also comply with the tenancy termination requirements of Section 91.001 of the Texas Property Code.Tenant at Sufferance.

I don't know if my entity would suffer from such actions or if it would go unnoticed.  

Can't offer much advice on how to overcome the lack of confidence but as a guy that grew up with a mom that suffered from the same issues I just want to say it sounds like you're pointed in the right direction. 

Do remember that the Vegas market suffered some of the biggest declines and foreclosure rate during the last downturn.   

Two of my three indicators suffer from this issue.

My market is the Tennessee Smokies (Pigeon Forge/Gatlinburg/Sevierville) - which is already slammed again post-COVID, and doesn't suffer from the seasonality or threats of severe weather (hurricanes) like many other destination markets.  

Who suffer the most?

If it doesn't, I guess I will suffer along the way with beaches and warm weather .
