I'm new to flipping and rehabbing homes and thinking I should form an LLC.  Did anyone do this first or did you knock out a few flips before setting up your company and start building your brand?  

@Debra Leeson There are a number of very skilled investors who beg Rick H. to be in his presence for the hope of absorbing 1% of his knowledge and experience. though he can be a prickly pear sometimes, he is mellowing with age, and his advice and knowledge are sorely needed on this site.

As a landlord, you allowed the dogs presence, the tenant invited someone in and the dog bit.

Talk to him and explain that this is unacceptable to you and the roommates.She was not expected to be a full time resident or even close to it which is what she is doing.Either he accepts this and adjusts her visits or he needs to leave.When he complains,you explain she is not paying for the utilities she is consuming on a regular basis and her constant presence is not appreciated( especially if they are all using one bathroom).

One is not superior to the other it is just with technology evolving retailers are figuring out percentage to brick and mortar versus online presence.

That said, I do have some thoughts about the issues you mentioned:You might consider working with a bank (like HSBC) that has a presence in HK as well as here in the US.

and we have a cleaner locally that also acts as our local presence (as now required by statute).  

I have a tenant who lives on one of these "warzone" streets and she complains about how dangerous the neighborhood is--but whenever she elaborates, it turns out she is actually complaining about a constant police presence breaking up rowdy teenage parties.
