Keep in mind that you may be liable for a child, visitor, or even him getting injurer on site... or for some other damage (kids burn the house down or who-knows-what) that stems from his inappropriate use of the single family home.

I can tell you as a NMLS licensed mortgage banker ( which I am ) . that if your caught giving a kick back you will lose your license and lively hood.I have been in the business for 42 years hundreds of millions in closed transactions and I have never been offered or received a kick back nor would I offer.Nice dinner ... bottle of wine  GREAT service yes .. but little kick backs that just screams of EAst coast every one wants a taste mentality.. it just does not happen with those that have good business ethics that all the folks I deal with have.

We live in a vacation city in the mountains of NC, robust tourism, and around 4 million visitors annually.  

Just know that online marketing have many layers, and sometime just 100 visitors a month is good for capturing leads.

I got my forms on the HomeAway site.While you might be thinking of it as a spinoff of a traditional rental, I think your visitors are probably comparing you more to a hotel - and I've never had to sign a 16-page form to stay at a hotel!
