.$512k Total Equity (represents about 35%)$6,344/m Total Cash Flow (none are negative, and the minimum is $304/month)Cash Flow includes a PM for every property, and none of the properties have any cash left in it, so the Cash Flow includes mortgage payments (refinancing to get the cash back out)So, with opportunites like this around the country, why would speculating be chosen over cash flow?

But if she wants out, certainly allow her to do so. she sounds awful and has chosen to be the self righteous citizen IRS agent/ crazy pants.Next time, be sure to do a walkthrough with tenant before you hand over keys, perhaps at lease signing while unit is vacant, and fill out a unit inspection sheet (check the BP forms section).

They screeched all night mating and fighting.But, I know that feral cats and other animals can cause damage, and if a feral animal bites a tenant or guest, or even their dog, it seems there could be some serious liability issues.I have chosen not to report the tenants in my building, as I bet the manager already knows.
