As far as advice for how to run any aspect of RE investing, I think its like any other business, if you watch the details and run a tight ship, its a lot easier to make money, but I think that's true with ANY type of business!

Biggest reason that I see that new investors try to find contracts and exit contingencies to use is that they are scared and don't know what they are doing, they want a way to jump ship if things go bad and they want to walk away without any consequences.

Whom ever filled it out could/would be next of kin(ship)..and then send your (probate) introduction letter..No need to pay for a skip trace service in Sacramento county.
