Of the 1-5 options I listed as reasons for why Pace rug pulled his incel henchmen 3 and 4 are where the chips fell. 5 would have been going full Madoff like Ponzi. 3 and 4 are he was using the unsophisticated to build his name so he could then start launching his commercials and seminars since well Nudge was shut down by the FTC and now he doesn't think he has competition.

The region is great as a whole,  so you might want to consider a different close by market - Renton and Burien are both good options adjacent to seattle and there are others too.If you are serious about seattle,   before you do anything else attend RHA (rental housing association) www.rhawa.org seminars for new landlords on renting in seattle,   and I think the city also does new landlord orientations periodically see https://www.seattle.gov/rentin...

using technology for efficient outbound communication to the world is direct action oriented, starting with the tele-phone invented in the 1800's i think.....anyone afraid of initiating talking usually criticizes it, because they cant do it. it's a skill, and the foundation of real estate transaction.Using technology to wait for inbound calling is less action oriented, indirect, passive, but can also support your efforts to connect with the outside world too.there is nothing more action oriented and direct and scary than picking up the phone to initiate a conversation.

You aren't going to want someone who's renting out a party house, but if they seem to cater to families or professionals (and do it well) then it sounds promising. If they have never acted as an AirBNB host before, I'm not going to say don't do it, but definitely spend time talking to them and asking lots of questions about their strategy, goals, etc. and just figure out if that's someone you want to trust with vetting people coming in and out of your property (and if they seem to have a solid head on their shoulders who can handle the day-to-day of managing an STR - which does not have to be hard but does require being resourceful and detail-oriented - and be able to pay rent on time even if business isn't as good as they think it will be!).
