It looks like the possibility for fully covering my mortgage isn't there, however, I could possibly keep my monthly housing cost to $500-600 which is still quite a bit lower than what it is now.To meet that $500-600 a month cost goal it seems I have two options, the areas of South Sacramento just south of downtown, which seems to be mainly Oak Park, and some areas north of downtown, which I think is considered "Old North Sacramento".

We also have meetups in Long Beach, Thousand Oaks, and somewhere else in the valley.

Will you guys be attending the meeting tonight in thousand oaks?

I had a buddy try and buy a condo in N Oak Cliff and he ended up finding out that something like 3/4ths of the units were owned by one person. 

If you are looking for a beachy location, here in North Carolina they have wonderful beaches (Outer Banks, Carolina Beach, Oak Island, etc.) and are well established.

Very nice, well established communities/neighborhoods inside the loop are Memorial, West University, and River Oaks.

We're looking at older 2/1 Bungalows (1940's ish) throughout Oak Park, Curtis Park, Tahoe Park, Colonial Heights etc.

What are your thoughts on Oak Crest, River Ranch and Branch Creek ? 

I run one in the Berwyn/Oak Park area each month, and I know there are a few good ones further SW as well. 

I placed our company (Shady Oak Holdings LLC) 100% in my wife's name to assure that she has income in case the unfortunate would happen to me.
