I've also had the flip side happen where good deals were made just because the buyer was persistent but patient about getting access.With that said, once you/your agent gain access you will get that clear picture you are looking for.

Finally decided...Being persistent, working hard, having habits like reading at least 10pages a day, listening to 1podcast/day from Bigger Pockets, making savings....it's time to move forward. 

Direct Mail is more of a long term play, and you must be persistent with your campaigns.

But if you are persistent and savvy (marketing for off market deals) you can still make a good deal of $ regardless of what market you are in.  

As long as you are bringing something to the table, you can make this work -- so long as you back it up with persistence and a positive attitude.An oft repeated line is that if you can find a good deal, you can find people who want to invest in it.

Persistence, and applying what you learn as you go is the reason for their success.  

Always remember to persist and you will WIN!!!

Persistence pays off in this profession and secondary markets are where it's at for beginner investors at the moment.
