@Wayne Snell Hi Wayne, you're right, we did not get a chance to meet but we learned and enjoyed your panel discussions.

I read every word of the lease to the tenant when we're signing the lease, and walk them through and show them the smoke detectors, water shutoffs, breaker panel, gas valves, window locks, how to use the washer and dryer, how to clean a lint trap, etc.They can't say "I didn't know that was in the lease" - I read it to them!

At one of the large baltimore REIA meetings, they had a keynote during a panel on investing, exclaim he would "NOT do business with any wholesaler making more than $5k per deal, at most $10k if big enough"

Some offered forgiveable loans after 5 years, and tax breaks for using items like; Windows, Insulation, Solar Panels, Light sensors, Time restricted irregation systems etc.I feel like there are plenty of sellers looking to retire and exit the market that will be passing the baton to adults coming into this market who are looking to make a difference.

Paying someone would cost even more.Islands are great, but trimming them out to look nice (panels on the sides and back, etc) can add up costs of you haven't planned for them.I think if your budget allows, the layout you have now is a nice use of space!

Hi Guys - I would appreciate if you guys can give me some advice.As a new investor on my first rehab i made following mistakes.The GC  rewired and put in panel board without using licensed electrician and without any permitsNew plumbing without using lic plumber and any permits.The house is about to be ready in a week.What is my  best course of action.
