There are other approaches that could be considered, such as a deferred sales trust, although that ties one's money up in a non-liquid fashion, capital gains are recognized gradually over time, and the plan has some ongoing costs and hassles.

In Oregon you have them that will do it for 500 bucks or so.. puts you on MLS.. with pics etc.. fact is in hot markets rare is the double ended deal.. so the real trick is getting it on MLS... which in most markets you really need if your actually going to sell the house in a timely fashion.
