A poorly chosen tenant can cost you thousands in eviction fees, repairs, etc.

Every single time it equates to the fact that the tenant has chosen to spend his rent money on something he feels is more important.

In your ad, say you will process the emails in the order received and the senders will be notified to fill out an application, if a renter was not chosen from the people ahead of them in line.  

Getting tenants you have chosen yourself, who are people who responded to your ad and rented your unit because they thought it was a fair price, etc., is so much more pleasant.And, as you say, how do you choose which one gets kicked out?
