Gotta stay positive, have a plan and work hard on that plan and I promise you can and will make it happen.Also, surround yourself with positive successful people (this may mean you have to remove negative and cancerous people from your world, ouch) and start or maybe keep listening to productive podcasts (Bigger Pockets, Gary Vaynerchuk, Grant Cardone, etc...) and reading all you can to understand the process and educate yourself.Keep your head straight and you'll make this happen just like you did when you got your CNA.Sorry if this comes off as sappy or preachy but you CAN do this!!

=IRR(data range) where t-0 is the cash outlay (as -) and disbursements are equal time intervals (years work best).If you put your initial total capital investment in cell a1, and cells a2-a10 were annual returns (with a10 being that years return PLUS net proceeds from sale), then the formula would simply read =IRR(a1:a10) and that will give you IRR.Most people (investors included) confuse YoY CoC with IRR.
