Tile in bedrooms?

Hi,

Just wondering if any of you would recommend putting tile in your bedroom rentals?  I'm considering putting tile in the entire house for both my single story and two story.

I know some tenant would not rent, but is it worth doing for the savings on  replacing carpet ever few years?

You lost me at "it might take longer to rent".  I am all about cost savings, but not those that encourage vacancy.

Is it common in your area? That's the bottom line, is it acceptable in the market? What kind of rental is it, high end, medium price or is it usually rented to tenants that are accustom to concrete floors in a cell?

Ever have a teenager with a set of weights and drop the bar on tile? Buy enough tile to do the job again (lol) replacing tiles can be a pain if you can match them.

I'd stay with carpet....  :)

Hi i just finished putting tile in the bedrooms of my rental 2 days ago.  In Florida that's a common finish to have in the bed rooms. Actually I tiled the whole unit.  Yeah you will pay more upfront but you wont have the headache of replacing carpet every time your tenant moves out. Its also a cleaner look and the tenants really love it in my area.  If the tenant wants carpet they can buy rugs to put down IMHO :)

Agreed with Rob K and Brian Hoyt.  I think you can get away with it in Nevada (based on what I've seen).  I do it in my rentals and I was surprised by the positive feedback I received.  Everyone loves it.

Even cheap tile would cost about $1.50 per square foot for all materials if you do the labor yourself. You can get pergo type laminate for less than that and instalation is easier.

Well, Bruce, you have the idea, it may take longer to rent if the property is a bit odd. While tile is pretty cheap, the installation may not be. Carpet should be the cheapest, but a good quality carpet can last a long time too, if the tenant damages it, you should have a deposit to offset the costs. What is usual and customary is a good way to go...... Good Luck

Bill Gulley - It's a med type house, the townhouse is slightly lower end, but both are pretty nice.  It's not in a high crime rate area.  The SFR is lovely, most starter family would love it.

As far if its common for tile in the bedrooms, I wouldn't say so, but some of  my investors friends purchased properties with it already install and when showing the place, some tenants decline to rental because of that.  However, all of my friends properties with all tile has been rented out.  It might just take a little longer.

Carpet throughout the house with linoleum in the kitchen & bathroom is basic and common for low-med properties.

Most people here like tile/hardwood for entire house except for the bedrooms.  Hardwood & Thick laminate is too pricey.

If youi can afford it, tile all the way. They can always use throw rugs if they want carpet.Tile is very common in your area and easy to match with the typical southwest motif found in the area.

I do it.  Tile is dirt cheap these days and if you're holding the place for a longer term you don't have to worry about carpet cleaning / replacements.

Have you considered hardwood or laminate? In my area, tile in the bedrooms would be weird. It is normal in Florida. When I was in Texas, I noticed that tile was used more also.

I like the tile look, but if it's not common in your area, it will turn off a lot of people.
