I would advise strongly against doing new construction on your first venture unless you are partnering with a builder.New construction has elements of an advanced nature such as; accurate bidding, navigating the local municipality zoning and permitting, having the knowledge to work through soil suitability, detailed architectural elements and so forth.

Took out all of the carpet, restored all of the old hardwood floors underneath, bought nice leather furnishings and blended them with functional antiques, placed a beautiful antique persian rug in the living room, replaced all lighting with early 1900s look.

On larger sites I've even turned the soil to get some good sand below 10' and stack it in piles...then backfill it with top soil and extra clay (of course in areas not being utilized for traffic.

Also, your lot size, access, topography, soil make-up, utility tie ins/upgrades, etc can cost as much as the actual construction.If you are looking for a really basic cost per door: I have a builder tell me (without plans) that he believes he could build a 20 unit complex for about 150-175k/door on an easy access wide open lot.

a question regarding the name on llc issue- in another thread, i think the one about business credit, there was mention of having one master llc and having properties be held in child llc's underneath it. in that case, as long as the child llc holding the property the tenant lives in has a generic name, would you be safe?
