If you are confident in your numbers and have someone review and come to the same conclusion, it can be a worthwhile investment if you are planning for a long hold period. 

I recommend you only chime in on deals you understand if you’re going to jump to the conclusion that something is a “shitcan” deal and tell a potential buyer to pass on an opportunity.

Each time I've dug into it, I've come to the conclusion that operations weren't up to snuff, or the owner was skimping on insurance, or wasn't insisting on renter's insurance, and usually some combination of the three.

I would jump to no conclusion on what the HOA is responsible for. 

There are still great deals to be had out there, but I would suggest to look outside of the overheated markets (a quick scan of the top forum posts will give you an idea of which ones I’m referring to).What everyone has already stated, i.e. time value of money, not being able to time the market, etc. is all great advice, but I think coming to a conclusion on your risk appetite and your short/long term goals is key here.

These cost are for older stock and not the newer stock that has come on-line in the last 5-7 years, those are more expensive with great amenities but the apt are super small.In conclusion, from my point of view the conversion rates are very good now since the dollar is very strong historically versus the Real therefore for me I think buying in a nice area of Brazil is more of a luxury and not an investment.

If you can take that money and invest it at say 8% annually you may end up with a different conclusion.

People should know the law and whether or not it even applies to them before jumping to conclusions.  

In conclusion, if you must buy this property pay an Attorney to do the search in advance of the sale or find out if the lien amounts will be announced at the sale.
