@Aaron Ross Here is the Reader's Digest answer.

    Foreclosure: unpaid mortgage is being sold by the Bank or noteholder. If it is a first mortgage the Buyer gets free and clear title. Need title search after the purchase.

    Sheriff Sale: unpaid judicial judgment is being sold. Buyer inherits all liens. Need title search before you purchase so you know what liens and mortgages you are subject to.
