When we bought in 2013 there was no way we were going to get an offer accepted using it though but times have changed and the 2 family market in particular seems a bit soft in Somerville right now and it might work!

But being all-in for 1pt and < $1,500 in fees (including appraisal) is pretty good, even with a 5-yr prepay.Pre-COVID, I was getting these asset-based loans with 0.8x market rent DSCR requirement, no hard pulls (soft pull only), and 80% LTV cash-out with 2-week closings; I'm still waiting for that to come back.

You can either show them that you don't mess around with how you run things, or you can let them bend the rules and be prepared to have them know that you are soft and wont stand up to them on future issues/concerns.If a tenant comes to me BEFORE they want to do something, I'm much more lenient on considering it.....lie to me, go behind my back and have me catch you, then prepare to suffer the consequence.
