They have almost zero value when they go dark.Example if I bought some run down DG with high cap rate all cash for 1.2 million but came with amazing dirt in strong location then I would just demo the building if they left and raise rent with another tenant with ground lease, build to suit, etc.DG typically have flat rent.

All you get is what you can export/import via CSV file:(We use Propertyware, have experience with Buildium and have played with Appfolio and RentManager.Buildium is for smaller companies.The other three are tied, the differences being how much automation & customization you want to do.If you don't see yourself growing beyond 150 units, go with Buildium.If you're not very techy and plan to grow over 150 units, we'd recommend Appfolio.If you're techy and plan to grow over 150 units, we'd recommend Propertyware or RentManager.Of course, schedule some demos, take GREAT notes and them make your decision.FYI - there are MANY new options on the market, RentRedi, TenantCloud, Apartments.com, Hemlane, Rentec.

Hi Matt,The only place I've had an "awesome experience" was the Wynn Hotel in Las Vegas when it first opened.With Real Estate people, I've found just smooth water (gets the job done), and avoid those who sink.A crew who demos your kitchen and puts in new cabinets...I don't see how this can be awesome..Cabinets are either on time and on budget or not.IMO (seminar slang meets reality).Maybe instead be careful to avoid "those who are troublesome".You want people who can "do their job" with a minimal about of PITA to you, and follow through and "Get er' done" on time and on budget.Sir it will be $500 to demo that kitchen, then they come back 1/4 of the way through and say due to unforeseen circumstances me and the crew will be missing for 10 days and not return your calls<<--is something you would want to avoid.

@Mickey Yang - I think you are talking about a property here in OKC - if so, I've recently replaced one (last fall/2022); and it was one that one plumber initially told me we be more expensive b/c it was deeper than six feet -so they would need to shore up the sides/per OSHA regulations.
