How to approach this deal? Buy SFH - demo it and build 2 SFH on the lot.

New to buy and rehab strategies (but experienced in renovation). Have contacted an absentee owner of a run-down property (he lives out of state). It seems like there is appetite to make a deal here. The house is very run down - will likely need to be demolished. Good news is it is on enough land to put 2 houses on. I don't have personal capital to put down, however, what would be the best options to secure financing to buy and then finance the build until at least the first house can be built/sold (am in a suburb of Boston, so there is high demand for SFH).
