Granted, your exit strategy might be to sell at five years, refinance and get cash out for the next chess piece in your empire, or just to let it ride for ten years and pay it off.

I am hoping to build an empire of passive income so I can retire in 5 years, or at least give up my day job.

I did not know what it means to have a carefully-selected group of people relying on you for one for their basic human needs.I had not figured out that empires have been built on a lot less.

I'll start looking a bit more inland and see what I can find.

In my market (Greater Los Angeles area aka Inland Empire) there is a high demand for industrial product, and cap rates currently hover between 5.5% and 7%.
