In the driveway, with her car blocking them in, as if they were there before she got home (it's a long slim driveway).I don't see how it's "gun shy" to expect people to be screened and be on the lease, abiding by the terms of the lease they agreed to, that they may be in violation of.

At any rate I think we can agree that the chances of getting in trouble for making a single phone call offering to buy a single property like the OP is talking about here are extremely slim, as are the chances of a suit being pursued against anyone for doing this.

He's also the lender with 20 years rehab experience, but he is going to be by far the highest priced lender for a newbie and the odds of putting a deal together with him as a new person is very very slim, unless you have a very sellable property that he can have a first mortgage on that is worth three times the amount of money you're asking for.My experience

As a Realtor that works with many flippers this is my personal take on this: 1st : the chances that we are making 3% on the buying side are slim... in this market most seller's offer 2.5% and if the home is being sold at a discount, then we often get 2% or less.

I think the chance of institutional lenders selling me the notes is very slim, so I'm negotiating a payoff as an owner.I do a purchase agreement that says what I'm going to do and get a deed (not a quit claim, which btw, one of the lenders told me "they don't recognize").
