I am using a licensed contractor and not acting as a gc, using a licensed Realtor to sell, and not building new construction.

So, too, is creating something of value: a useful invention, a popular book, a musical recording, and so forth.Selling dreams works, also; though one is simply acting as a middleman peddling old truths wrapped in new words surrounded by breathless enthusiasm.

I am using this area of the forums in effort to reach someone who has ran into this situation or guide me in the right direction. 

In areas such as southern California where we have perfect year round weather, all of the Forbes list companies have offices, high tech, low tech, manufacturing, medical centers, universities galore, amusements, sports venues, zoos, beaches, etc. there is ALWAYS going to be a high demand, thus higher prices.

I am an investor so getting my license is clearly cost effective if I am using the MLS, but if I am generating deals off market, then want to check I am not in sticky waters regarding ethics, and licensing etc..thx!
