We all have different perspectives, but my thought would be to learn as much as you can about multifamily investments and then buy one out of state or in another area of California (inland empire etc.) that can give you a decent cash return on your investment.

I know that many of you will point out the dangers of vacancy, going  into negative cashflow, etc, but honestly, we have good jobs and are not terrified by the idea of having to dip into our pockets occasionally if needed (we also don't plan on amassing an "empire", probably no more than a half dozen). i.e.

I plan to rebuild the "empire" my family once held.

I started saving up money for a down payment and reading real estate books ( Millionaire Real Estate Investor - Keller, Build a Rental Property Empire- Ferguson, The Book on Rental Property Investing - Turner, and currently reading The Richest Man in Babylon- Clason)The past couple months I have looked at some properties, 2 SFH and 2 MFH.

Obviously with those circumstances it will be difficult but I'm tired of waiting and really want to begin building my "empire."

I strive to reach financial freedom for me and my family because i also don't believe any job will ever pay me what I think I'm worth and I want to be the security for my families future My company is Dynamic Home solutions I invest in the Chino, California and greater Inland Empire areas and I'm looking to connect with other investors, landlords, and rehabbers.

I’m assuming you are inland because of the low cost of your quotes.
