So I’m in the very competitive market of Utah and I found a property for 550k that has potential to build equity in (by adding 2 beds and baths) and will rent well once we move on.

Here are some of the specifics of my situation:Currently residing and working in Salt Lake/ Utah County. 

I found a credit union in Utah that allows 10 percent down for multi-family and single family investment properties and I was trying to find that in some other areas.

Hey, do any of you guys or gals know or have any experience with a local Title Company or an attorney here in Sandy, Utah (or Salt lake City) that knows for certain how to close wholesale transactions?

I didn't have to adhere to the 2% rule because the taxes in my area are so low and I got this property at a decent price, but I certainly recommend it in more rural areas (not sure if Roy, UT is rural or not).

We didn’t know what we didn’t know and the lawyer in Utah (where we have one of out properties) uses them.  

Side note: We would also love to talk to any local investors in Utah, or that might know of any groups or communities that we can join to hear about what's working well, and what isn't.

In UT the premiums are going to be in the mid $500s/yr which is unheard of in Texas.

House Location: UT (Im in california) I just took a trip to meet up with the realtor team I've been dealing with.This house is a foreclosure (someone started to flip this and it foreclosed) All big ticket items are new.Asking price $92,500 (I'd be offering $85,000 to start)To finish the rehab: $10,000Comps for the area are $120,000Realtor is pretty confident He could sell for $130,000I have enough equity in my current house to do the deal alone, just looking for other options, offers to do this without pulling money out of my house.Thank you for everyones input ahead of time!
