We are now working on the kitchen, we plan on painting the cabinets white as they are still in good condition, we just don’t like the orange/golden oak look, will also be adding hardware and backsplash.

I'm in Georgia, too, and there are many people here, who would love to sue someone because they see that as their golden ticket to finally get money. 

I know the one remaining PA renter will pay (he's golden and has savings) and there's one MO rental who hasn't yet paid (it's literally four young professionals in a huge 2600 sq.

It is a nice warm white that goes with our alpine oak doors and brass hardware and golden 90's oak cabinets.I love SW Pure White because it's about as clean white as you can get without getting cold.

This is located in a city area where you aren't going to see golden retrievers , labs or real dogs.

That said, if you are looking for another Texas market to invest in, stay in the "Golden Triangle" (San Antonio to Austin to Dallas to Houston).

What you have to remember with this Velocity banking stuff is that it really isn't this golden goose brilliant idea that some people make it out to be.
