LPs and syndicators lose money, maybe a few analyst jobs at the fund are lost, but fundamentally, a reduction in asset values in this category does not impact employment in a meaningful way. 

There are fundamentally much larger problems than say "short term rentals" which short term rentals absolutely have a huge negative impact on housing as it reduces supply and increases pricing. 

Depreciation makes fundamental sense, so the question becomes why the shorter basis for some components.

Barriers to entry and competitive advantage remain fundamental truths to creating deals - so the question is how do you and other investors manage those factors.

Worked with unethical real estate agent with them and not only that but totally incompetent, didn't communicate with "team" and didn't seem to have an understanding of real estate fundamentals.

Since I work full time, I haven’t been able to list with any brokers to get properly trained but I have the fundamentals down.  

It can be tempting to want force deals on occasion when the market is so competitive, but patience and good fundamentals will provide the best results.Great work getting your first deal set up.
