My feeling is that most of the good ones simply aren't that interested in wasting their time with investors when they can charge more from owner-occupants that need work done.I learned what not to do -- enough I could write a short article on it (still too embarrassed to publish it).

@Andrew Syrios we have been rising in Europe as well however in Spain today they published an article that the average mortgage rate is at 3,25% so that is still doable in these refinance operations.
