This is a brief summary of what the property needs:Exterior:remove old roof and replace with new one (Shingles/asphalt)Some serious landscaping (Removing plants, trimming tree branches etc)Partial Painting (Brick/Aluminium siding)New garage doorInterior:Install drywall in the lower level of the house (it's a split level house)PaintingDemo wall between kitchen and living room to make it an open layoutRemodel 2 bathrooms (Tiling, new countertops etc)Panting kitchen cabintes and install hardware, new appliances, tile, and new countertops.Installing carpet on the family room and basementReplace closet/bedroom doors and trimReplacing and installing outlets/switches New water heater Install laminate The total project costs came at 67K (including an 11 % fee or 6,700 the contractor is charging me for running the project).

I haven't heard of a new gas stove that doesn't require a 110 outlet in a long time so I had to look it up - imagine my surprise to see that GE makes a cordless model that takes a 9V battery for the ignitors.

Spent $7k turning the old junky basement into industrial-chic-cool with exposed wood beams, lots of shiny new electrical outlets via exposed conduits and OSB (pressed wood) for the sub floor.

.:   However, the inspector also said the attic needs more ventilation and there are exposed electrical wires that should be addressed, so people have to go up there.What does he mean by "exposed electrical wires"  There is nothing wrong with cables running along joists to lights, outlets, etc.

Change to 110 outlet and run water line from sink (should be easy) Drop new 220 or gas on wall that you want to open and do a bar style with freestanding or slide in range.
