Ask the seller to shave $10K off the price for the job, $20K if it's a long line or the property is built up on a hill and it will take extreme digging to dig the line out.The seller will likely refuse, insist that the sewer line has always worked fine, and then you should go back with a $5K request, explaining that it's a real risk for you.

I’ve passed the agreement to my attorney and she insists on:1- my business partner downloaded a templates and drafted himself (which he did not)2- the “partnership” agreement is incorrect and needs to be completely rewritten as it’s structured as a Limited Partnership AgreementI am at a loss here because the attorney my partner engaged insists that she’s right and my attorney insists that the other attorney is wrong.

By losing out on that one month of rent ($1200), it will take her a full year of collecting the $100 extra that she was insisting on to break even.It takes even longer to make up the difference when we talk about higher rent, and the problem compounds if the unit stays off the market for longer than a month.

Then there were weekly calls where many people would be on and you could never get a question answered and finally it got to the point that the coach I had was steering me away from say 20-40 unit properties in like a $3-5M range and pushing me to figure out how to fundraise $3-5M to buy a $30-50M property which I’m definitely not ready to manage but they kept insisting I was.
