The FED is buying our debt, which is nothing more than a giant ponzi scheme.

Year in, year out they talk about all their grand scheme.

@Bill Gulley, I definitely understand your concerns in regards to real estate scams and get rich quick schemes. 

It depends on your time horizon, your expected rate of return, and the favorability of the financing scheme.

Are you finding good cash flow properties...and I understand it is relative to down payment but I mean without putting more than 20-25% Taj:Your opinion is very much coloured by your local geography.  

I wonder if developing out a property might be a good option if you're looking to take advantage of the PPT rebate (although perhaps in the long term scheme of things it's not as important as it seems).Here's what I'm thinking: a single family home where you either develop a suite or add a carriage home / lane house.

Yet landlords are forbidden from raising costs to cover these increases- Special registrations, taxes, certifications, and licenses required that are nothing more than a money collection scheme by the local/state government-The city/county/municipality charging the landlord for things that the tenants do, for example the city putting a lien on a property you own because the tenant did not pay the water bill-Local requirements that force a landlord to take tenants that they do not want in their property. 

From listening to the BiggerPockets podcasts, it sounds like everyone starts out wholesaling as a "get rich quick" scheme.  

Continue to be wise with your money and don't follow any get rich quick schemes.  

I think it's great that you are willing to research this before making a decision to jump in, and I like that you are maintaining a realistic outlook instead of jumping into the get-rich quick scheme.
