Hi Steve,As someone who has done PM for almost thirty years, this is the essential old mom VS dad routine.

In my real estate sales days were I drove routinely 30k plus miles a year a sound safe and new car were a must. cant be broke down while trying to show property. 

The businesses are scared and getting vandalized on a routine basis not to mention the defecating and urinating on the public areas.

Do they perform routine inspections? 

Originally we were told they had in-house staff for most routine things, which is always good. 

Wholesaling is tough, and I am prepared to face challenges in my endeavor; but I think I can start building a consistent routine and proper education/skills to succeed.The New York City market, as everyone knows, does not make business sense to purchase by and hold properties.

It was supposed to be turnkey, but immediately after buying the house it needed lots of routine maintenance, gutters cleaned, trees trimmed, sink repaired, muni inspection, etc.

my main point though is that  all the rust belt cities for those who know how to get the deals have the same metrics or darn near themI have my clients in baltimore city that routinly are all in at 60 to 90k with 1400 to 1800 Section 8 rents.. now ranted rents skyrocketed last 20 months it was not always that great of spread but I have done about 50 for those guys ..
