Mike, that's much like any franchise, that they have money, not only to pay the fees but not go belly up casting a cloud over the blue sky, then they need to be excited and excitable, follow instructions and perform in the manner adopted by the franchise as a lose cannon can sink the ship. :)

Again, it is the "best case scenario" mindset that clouds the judgement of investors.

Essentially, Fee title doesn't transfer to the buyer, but they have a cloud on the title because they are in contract to buy it.

The first thing I'd do is file the sales contract with the county, which will cloud the title and make it difficult to impossible for him to sell to anyone else.It's hard to compel anyone to sell against their wishes, but you sure can prevent him from selling to anyone else, and if/when he does want to sell, you have dibs at the contractual price, or can force him to pay you liquidated damages to release the lien.I'm not a lawyer, nor is this legal advice, just my $.02...

Have a criteria set but be realistic, don't be a unicorn chaser.  

I would love to find a system that was better than keeping physical receipts, especially if it was cloud based.I have a hard time keeping track of a mountain of receipts while doing large remodels.

I started playing with Tenant Cloud today, it seems promising. 

I know most data for meters is stored in the cloud now, but I doubt any big public utility would give up that info without signed consent.

Of course you come off as a ambulance chaser, your timing sucks and so you get one of those calls.Probate is about relationship building, slow and easy, being helpful.
