I was talking to a lender who specializes in VA loans and bounced this off of him; he thought it would be feasible to refinance with an owner occupied VA mortgage if their inspection and appraisal was favorable.I will get in touch with Joel and mention your name, thanks for the referral.

I've been bouncing this idea around -- trying to keep the math simple and letting my pops easily see how much he will make without much calculation:A loan of 40K (100% of purchase price)Minimum monthly payment of $400.The loan can be paid off anytime.If the loan is paid off in the first year, he makes a flat 7% on the loan ($2,800, for a total of $42,800).If the loan is paid off in the second year, he makes 7% for each of the two years ($2,800 + $2,996, for a total of $45,976.And onward... until the loan is paid back in full (including the yearly interest amounts).It is likely I will pay the loan off in 1-2 years, and I want to make sure pops receives enough ROI to want to do this again.
