I was looking at an attractive rental but it looks like the land value is 75+% of the value, so I would be paying a ton get very little tax benefit. 

I'm assuming you are arriving at your cash flow number by applying Gross income - cap ex, maintenance, utilities, vacancy, tax, insurance, mgt, landscape/snow & Debt service?

Although I saved 20-30k by doing everything myself and learned a ton in the process, doing that sucked up all my time and potentially stopped me from buying multiple multis last year.

Some days I feel confident and then other days I'm worried about a ton of things like (what if I get ripped off).

the market is difficult right now and it's going to be the patient that succeed.and on syndications - not something i invest in, but there are a ton of good threads on BP on them and what to look for. 

There is a ton of fix and flip going on in Brooklyn and I am trying to work my confidence towards that after my first project at a lower price point around 300K somewhere (CT seems like my only option). 

Then utilize the same designs.

And you can be a landlord that gets a very poor return because they haven't utilized their space well by changing the layout.
