I have flipped new homes and townhomes but phased out raising a family and now am focused on utilizing my skills which are building, selling, expanding a circle of influence to focus my effort on the above.

It's been great - the property is 100% paid off and the house is worth 300-340k generating approx $2300/mo (that's after utilities/management fees etc.)I'm considering selling the property to buy 3 more within the same price range in the same market. 

I own real estate investments and I own other asset classes like stock, crypto, etc. and there are pros and cons to all of them.I will say there is nothing wrong with selling your property and utilizing the cash elsewhere.

Does anyone know how or if evictions from a utility space/garage differs from a residential eviction?  

@Shmou N.ShmouYou can collect Rent and all other fees; Utilities, parking, or any other fee needed.We don't currently have a notification of the deposit but I will add it to our develoemt roadmap and you will see it in an update.

Then there are the challenges with Section 8 tenants paying utilities and taking care of their rental property.

Outcome currently is a rented basement for $1,350 a month + $130 in utilities while I live in the upstairs unit.

@Will Almand this sounds like a very useful case for cost segregation especially if you can utilize the depreciation expenses against your income.

I had a project last year that a sub hit a conduit that was marked out and the utility made a claim many months later.

These typically include services like renters insurance, HVAC filter delivery, pest control, and sometimes utility management.
