Purpose of the bill To prohibit the charging of advance fees by persons offering to help a borrower negotiate a loan modification or other form of mortgage loan forbearance or forgiveness from the institution servicing that borrower's residential mortgage loan, educate borrowers who are being solicited to pay for loan modification services about no-cost options available to them, prohibit lenders and servicers from charging borrowers in connection with loan modifications and other forms of mortgage loan forbearance and forgiveness, and strengthen the California Finance Lenders Law by prohibiting false, deceptive, and misleading statements, representations, or omissions.That pretty much says they are strictly targeting loan mod companies taking fees up front.

We are not entitled; our country was built and strengthened by its citizens coming together for a specific cause.

I am further strengthened by my Wife, who has done 250-300 tenant placements for Renters Warehouse here in the area.

I know the Real estate market is on an uptrend and in my opinion it is going to break out to new highs soon with economic factors like low rates being increased along with increasing demand as the economy strengthens.

Therefore; a track record of some type, experience, money into the deal, etc. all help strengthen your position.

I would also like to add the suggestion of perhaps initially procuring (3) rentals instead of (5), and using your remaining capital for flips to strengthen your cash position.
