Private Investors - What do you want to see?

Hey BPers - I've been on BP for a couple weeks.  I've probably listened to 100 podcasts out of 172 (thanks to Josh and Brandon).  Those are awesome.

I'm slowly learning my way around the RE world and what my options are (as a first step).  I'm seriously MOTIVATED after reading all of these success stories.  And it's always reassuring to hear the the RE "pie" is big enough for us all (even though RE is an ever-decreasing commodity).

One thing I haven't found on BP (though it probably exists on here somewhere) is:

What do Private Investors want to see when being presented with a potential investment deal?

I have some general ideas about this based on my college education and professional career...

Just wondering if you guys can expound on this topic or maybe point me to a couple specific posts that you found useful?

ANY advice is appreciated!  Thanks in advance everyone.
