Last note; I will say this, Wholesaling small commercial properties can work. small apartments, retail, 5-15 units, etc is abundant out there, lots of mom and pop owners.

As others noted, there is no limit to DSCR funding other than your ability to produce enough liquidity for down payments, closing costs, and the required reserves post-closing.

By all means give them a note on how to use all of the appliances (eg clean out the lint trap on the drier after each load, do not use dish soap in a dishwasher, change the furnace filter regularly, etc).
