Also, figure out which sport you are going to play because you can make money with ANY REAL ESTATE Strategy...the niches are truly in the riches!

The alternative would be to find someone unlicensed/unbonded whish would be cheaper, but would be a gamble.

If you aren't willing to learn that investment asset, then you can either:1. find someone you trust to help you invest into that asset2. put money in low/no risk investment assets and just accept the low return3. blindly go into an investment asset and basically gamble.

With leverage you are using the houses money to gamble and not yours.

A little bit about me thats not related to real estate, I have lived in NWA for 10+ years and I love to call this place home, I am also a sports/adventure photographer sometimes, I love hiking and skiing, and somehow after all these years in Bentonville I am just now getting into mountain biking and I love it! 

Right now I am liking pickle-ball courts as it is the fastest growing sport in the US.It is very, very important to understand all the revenue and expense variables and then to have peers cross-check your analysis.

A short term rental upstairs would be an amazing idea however the area in tahoe of which we are located is seasonal market as there arent too many things to here besides skiing and winter sports.
