That's what really sparked my interest in REI.

Perhaps someone can spark an idea I have not considered yet.Last year midway through I lost my marriage.

Also, the reason I got into real estate.....Probably a couple reasons, first off because of my Mom and because it's always sparked my interest.

, so the brother doesn't have this money tied up too long...if you have a principal-only loan, you will have paid down the loan significantly after 10 years, and can probably re-finance the balance; you'll have a good amount of equity in the property after 10 years (or whatever you negotiate) of renting it for positive cash-flow.Lastly, it looks like you're looking to buy for cash, essentially, when perhaps you should consider leverage - you could probably control this property for $5,000-10,000, which would provide some cashflow while building equity and enjoying tax advantages of property ownership).Thoughts, which I hope spark your creativity....best of good fortune to you.

@Paul Dalton I congratulate your parents for not giving up and walking away.A few thoughts the might spark conversation or ideas:1)  It sounds like a large part of their challenge is excess debt.  

Bottom line, ready to free myself and family of the monotony of the weekly paycheck to better our lives and eventually live by our own rules and on our terms, and after listening to a few podcasts here, the spark has been reignited to try and do so via RE.

Sometimes they won't give you any info but I've found that if you can spark a conversation they are more than happy to spill the beans.
