If the property is currently vacant and needs rehab, you are more likley to find seller financing and attractive lease option terms because the seller want out from underneath the liabilities of owning the property and most likely have other oblgations like the rest of the world.

I would take you to court if you started out being the great neighbor with just your family and then built the tourist capitol of my county overnight with alot of traffic :)Something that gets in my head is - since it so close to the water, i know there's a test to find out about the percolation or the resistance to soil.
