Let's see if I've got this correct:Law firm employee uses client information, public or private, sifts thru it, and is mostly clueless about foreclosures and yet is encouraged by others on this site to offer homeowners advice due to law firm affiliation.At what point do you suggest Holly get some formal education on the topic of foreclosure beyond just lurking on the BP site?

I realize finding motivated buyers through direct mail marketing or driving for dollars will help generate leads, but I couldn't help feeling lost as I was sifting through the listed properties.

In some areas, for every 3-4 displaced families, there was one property that had never been occupied.Now that we've sifted out of the bulk of foreclosures and normal household formation has eaten up some of that overbuilt inventory - the rental market is getting back to 'normal' much quicker than the buying markets.

You just have to sift through all the bad deals first.

If you have a standard and criteria of what you're looking for, it makes it easier when searching, sorting, sifting and inspecting properties.

I don't spend much time on CL sifting through all the ones I don't want and instead can see the ones that are fitting my criteria.
