Tenant only left because they were relocated last minute for their job. 

The normal local who do whatever it takes to live here and most that I know do not move frequently once they lock down an affordable LTR with a good landlord (until they hopefully buy their own place) and third type are those who have recently relocated.

Go directly to the hospital or corporation and ask them the point of contact of the agencies who handle the contract relocation package.

Or what about the syndicator who did purchase the multi-family building in your narrow investment thesis  and did bet wrong on rates but a major employer just announced significant relocation to the municipality where the apartment building is located or a restrictive zoning overlay was just enacted making it difficult to add new density or maybe its the new commercial development just anounced that is anchored by a wholefoods and exciting nightlife exeriences a block away. 

My intention is to become a small but mighty Real Estate Investor.My primary market would be Florida but I am open to relocation later this year if the right opportunity presents itself elsewhere.Looking forward to learning alongside you all and hopefully connecting with many of you as well.
