It's refreshing to hear also that you've managed to be successful with properties that don't necessarily fall into the 1 and 2% "rule" categories... while I've seen many properties in my area that do meet those guidelines, I've also investigated others that definitely don't!

ALso, if you are turning a place over every year, then each year the carpets get cleaned and the house gets a refreshing and deep cleaning that keeps it looking good.

As a new investor myself, I find this forum very refreshing compared to a lot of the slick guru-types out there that want nothing more than to soak you for ever increasing wads of cash.My wife and I just started building our business in late October and are making some good progress, although it is turning out to be more involved than I originally thought it would be, at least from a financial standpoint.

While it's not measurable ROI, I really do have the feeling that (like I was blabbing about before) all the little things add up to longer tenancies, which reduce vacancy/refresh costs, and do produce ROI through that channel..

I don't consider myself lazy for using them and there are tons of times that I go back and listen to chapters as a refresher (just like a book).

Even carpet/paint/refresh jobs go over that.50/50 is pretty common, but if you can get more, then do it.
